Jim Husky has sold three of my properties. The first one was a small ranch and after a short time of it not selling right away he suggested I subdivide it into three different parcels. I did and it sold almost right away. The second property had a home, garage and a large building +6 acres. Again Jim found the right person to buy it and it's sold immediately The third property was a condo that needed a lot of work. Jim knew the right people to help me fix it up and again help me find the right person to buy it. Jim's experience in sales always translated into a great sale for me. The process of home selling and buying was difficult for me. I needed Jim's excellent guidance and deep knowledge about a really wide range of homes that I looked at and considered buying I ended up buying two different homes from Jim at different times. Jim was always very supportive in selling and buying and he was always there at the closings showing his support. Patience is definitely his virtue. He is highly attentive to detail and the most truthful person I've dealt with.
In my opinion, Jim Husky is the best realtor in Billings. I doubt anyone else would have been of such value to my wife and I as he was. I don't even know where to start. I guess at the beginning, would be a good place. We needed to move due to circumstances beyond our control and Jim felt bad for us and said he would do everything he could to get our house sold. . Jim told us he could probably sell our house within three months, and he never let us down. But that was just the beginning of his involvement with the sale of our old home and purchase of a home farther out on the west end. I actually found the home because of another realtor who had listed it. But Jim made it all happen from there. He got our home sold even after a tester said our basement tested high for Radon gas. Jim's suggestion was to open the windows and let it air out for a few days, which I did. He then gave me the name of a different tester and the second guy gave us a passing grade. I needed to take advantage of the nicer weather as I had a lot of stuff to move which I stored outside. I asked Jim if he could speak to the realtor for the new property to see if I could start moving stuff over there. He told Jim I could, so I began moving things over there. Jim would stop by from time to time to check on stuff and when he would see me there unloading different things, he always pitched in to help me even though I didn't ask him to. He let me borrow his trailer to move some of the stuff. A tester missed a leaking sink in the new house and Jim got it fixed right away He had the septic tank pumped and the cisterns disinfected and paid for it out of his own pocket. This is the kind of person he is. But it didn't stop there. When it came time to move, Jim was there every step of the way. He rounded up other people to come and help. On moving day, which was cold, we had a convoy of 5 vehicles, all but one with trailers. Jim and the others pitched in and had everything unloaded in record time. Once when we were looking at the two cistern tank system on the new property, Jim noticed one of the filler caps was missing so he went and bought a new filler cap for it. And he had the cisterns tested and paid for that, himself too. He bought us a measuring rod to measure the depth of the water in the cisterns. He did this with other things too. He came over several times when I was building a pole barn there at the new place and helped me even though he was really busy. He kept saying, if you need me to help you don't hesitate to call. I can't say enough about his generousity. His integrity during the whole process was above and beyond reproach. When an inspector found a couple things which weren't right in his opinion on the house we were selling, Jim called me about them and after I explained to Jim what I felt about the problems that needed to be addressed, Jim was able to get the buyer for that property to understand that what the inspector perceived as some things that were wrong, weren't actually wrong at all. Then everything passed inspection and I feel that it was because of Jim's knowledge of everything about homes from sinks to roofs to electrical stuff and everything in between, that the inspectors and perspective buyers,which made the difference between the home getting sold or not sold. We had a bridge loan which Jim was aware of and knew we needed to get the house sold right away. So he stepped up his search for a buyer which resulted in us only having to make one payment on the loan. He continued to call and check on things once we were moved in. He has the energy of the Eveready bunny. He just keep going and going. Anyone who is thinking about buying or selling their home, would do well to enlist Jim as their realtor. I know we made the right choice when we asked hi to help us. We will be forever grateful.

Jim has been great to work with! He understood our needs and what we needed and always kept his eye out for new listings that came up. He was patient with us and didn't push us to make decisions. We appreciated that and we would use him again if the time came.
