Debra Garrard was recommended to us by a neighbor who was very satisfied with Debra on the sale of her home. From the moment we met we felt Debra took the time to get to know us. She listened to our concerns and answered all of our questions. Since we both work Debra was helpful meeting subcontractors and vendors for inspections, repairs, etc., when we had scheduling conflicts. Debra provided a very appealing presentation on the internet of the property with professional photography and engaging descriptions of the home and attributes. Debra's service went beyond expectations for a real estate professional. She was there for us at anytime needed. She helped us locate the perfect vacation property, proctored us there all the due diligence, meeting inspectors and gathering public data on the property. Debra's willingness to take care of every detail made the experience pleasant.

When we decided to purchase our new home, we were very specific about the area we wanted to live in, and we wanted Corps property to back up to our house... Both my husband and I work in our own business, so we had to maximize our time away for the showings, etc.,.. Debra listened very carefully to our needs and selected properties that fit our criteria. Because of this, we were able to zero in on our new home very quickly. Debra was with us every step of the way with great counsel and support. We are very, very happy in our new home.

Debra was straightforward and completely understood our needs. She went over and beyond during our house search. We experienced a couple of bidding wars along the way and felt confident through each one that she was fighting for us every step of the way. Her knowledge and professionalism were evident throughout the entire process. She is a wonderful person as well as a wonderful agent. We would highly recommend her for anyone buying or selling.

Debra worked very hard and refused to give up until she got me what I wanted. Her guidance and direction were invaluable. She was always very forthright and honest which I appreciated. I hired zebra to sell my existing home and also help me find my new home. Debra handled the details of both transactions with excellent negotiating skills and attention to detail. At one point when we lost the first contract on my original home, Debra was able to persuade the Sellers of my "new" home to let us remain under contract convincing them that the strong marketing our area would enable us to meet the contracted closing date. I was extremely grateful for this because she had negotiated an exceptionally good price for me and this condo was the perfect new home for me. She delivered on that promise and I am happily settled in my new home.

As a has been retired real estate agent with 29 plus years in the real estate business 19 of those years with Cold Well Banker and proud to say 10 consecutive years making their top 3 % of the Nation list in productive ..guess that will quality me to define what I would look for in an agent should I want to sell my home or purchase another one. Yes, this also would make me a pretty touch client! One I bet most agents would walk away from as my expectations would be pretty high. Well here we go: 1. An agent that looks for the details of a listing like condition, location and easy of showing. Is willing to point out the items that are not so great and at the same time offers suggestion that could improve its salability and correct these issues. One that is willing to walk away from the listing if these issues are not fixed. 2.. One that will search out the market to determined what is for sale and where my home fits in this puzzle. $ís may not be what I would like to hear but the market set the price and this agent is willing to be forthright on this issue. 3.An agent not afraid to lay out the facts even if they know it could cost them the listing. Not afraid to present the truth. 4.An agent with a written marketing plan and one that will provide a bi-weekly updates. 5.On the buying side. States: I will not show you one home but rather several that meet your needs so first letís sit down and talk and oh by the way you must be pre-approval before we start the process. The agent has a plan of action. He or she does not drive a yellow taxi! 6.An agent that has an alternative plan of actions when less than perfect offers are presented. 7.An agent who when the final buying or selling decision has to be made makes it clear it is my decision but who will present objective alternatives to whatever I face. 8. Above all else this agent would view Real Estate as their business ..not a social club but rather a source to derive income. Letís not kid ourselves a great agent earns their money and why not it is their JOB! The above agents are few and far between. Should I elect to sell my home located in the Gilmer Co (North Ga.) relocate to a smaller one or refer a friend who may what to buy or sell in Ellijay, Jasper, Blue Ridge area the agent at the top of my list would be ďDebra Garrard ď. Now the only question would be would she put up with me again? I sure hope so!

Debra's refreshly polished and straight forward approach, in the real estate arena, is STELLAR. Her research and wise council has helped my family prepare our home for market. Also I was able to refer Debrah to a friend, which she expedited a plan to prepare their home to sell. The home was sold in a timely manner and a successful move into their new home was a smooth transistion. I plan to continue to use her expertise and refer many. Blessings! Patricia R.

Debra stuck with us looking for our perfect home even though it was a long process. She took us all over north Georgia sometimes driving on paved roads and some really rough dirt roads. She is a trooper! She kept finding us interesting listings even though we had to go off the beaten path many a time. She dug deep into the listings to point out certain things that we should be aware of especially when we found our dream home that we purchased. She found a discrepancy on the lot acreage and pursued this with an attorney to correct the issue. She will definitely go the extra mile to make sure everything is correct. We started out as clients but became good friends. We still keep in touch and enjoy her company. She is the best agent we have ever dealt with!

Debra did a great job finding the best home for me. She new the area and was adept at using her resources to find potential listings that matched my criteria. Once we were at the properties she shared her expertise to make sure I thought of all the variable. Additionally, she referred me to knowledgeable professionals for other parts of the home buying process. When I hear people complain about how closing is a nightmare, I cant relate!
