In the late 1990s after 30 years as a major concert and closed-circuit championship boxing promoter, I moved from Atlanta to Sullivan's Island where I got my real estate license, specializing in residential homes, particularly new development construction. My expert knowledge of the real estate business made me a very successful agent, selling well over $50,000,000 in homes, as well as becoming an expert in "short sales." Unfortunately, Sullivan's Island changed from being "The Mayberry by the Sea" to "The Hamptons by the Sea" and simply became too crowded. It was time to move back to Camden, one of my favorite small Carolina towns.
    One may wonder why they should choose me as their agent. With 25 years in real estate, over 90% of my clients have come from referrals. I conduct my business in an ethical, honest, trustworthy fashion, always caring about you, the client, and putting your needs above all others. I develop positive relationships with my clients by understanding their individual needs, desires, and expectations. Good listening and communicating skills are key components in being a great real estate agent. Taking what the client says they want and blending it with available properties always turns out to be successful.
    I consider myself as a "teacher," not a "salesperson." The buyer needs to become familiar with the entire purchasing process; local neighborhoods, schools, shopping areas, traffic patterns, building codes, homeowner associations, and regime regulations so that they can better appreciate the advice I give them to achieve their goals within their specific parameters. If buying new construction, I make sure they understand the building process and the selection of options available for that specific property. If buying a pre-existing home, I show them the features of each home we visit. I take the buyer through the loan application and pre-approval process and show them the various products available within their budget.
    My extensive market research creates a list of appropriate properties for buyers to view and place on their shortlist of potential homes. Once they select a home to purchase, I review previous comparative market sales and active listings to determine and advise them on a fair price to offer. I then draft, submit, and aggressively negotiate all purchase documents. I try to make every transaction as hassle-free as possible, both for the buyer and seller.
    After a purchase contract is ratified, I advise on closing attorneys, home inspectors their report, advise the buyer on repairs to request, oversee their completion, re-inspection, and walkthrough. I monitor all aspects of the closing procedure, including loan processing for final approval, closing attorney's title research, and HUD-1's accuracy.
    For sellers, I compile a full market analysis of the property to be sold to determine active and competitive listings of similar available properties and any recent sales to help the seller establish a listing price. I draft all listing documents, enter the listing in MLS, and develop successful marketing and advertising campaigns to sell the property. Once a contract is aggressively negotiated and has been ratified, I assist the seller in the same way I do a buyer, as outlined above.
