This past weekend, I paid a visit to the new "Caroline Hills" subdivision, located right off of the Merrill Road exit east of I-295 and Southside Connector. My gracious host was New Home Consultant Camille Lewis, who showed me around the model home near the entrance to the new subdivision. Right away I was blown away by the location. With it's proximity to I-295 and the Southside Connector, you have easy access to not one but two of the main batteries that provide access to Jacksonville International Airport, but also hot spots like the St. John's Town Center and Regency shopping centers. You literally are right in the middle of everything in Southside Jacksonville. With a well maintained Publix grocery store and various small restaurants and boutiques in the immediate vicinity, there is easy access to shopping in the immediate vicinity as well. With 58 lots, this small subdivision is filling up quickly, with over half of the lots purchased and even most of those purchased lots with houses built. Some of your future neighbors are already here! As you drive up Jane Avenue, into the neighborhood, you'll see that it is comfortably small, with only three named streets and three cul-de-sacs. That means that you won't see too much vehicle traffic other than the residents and their visitors. Families with kids will notice that it presents a safe area for walking and bike riding in the neighborhood. Lennar has seven models to choose from, ranging from 1840-2478 square feet; all the builds are two story, 3 bedrooms, 2.5 baths, and have 2 car garages. I toured the "Chastain" model home, which according to Camille was one of the most popular models, and I was very impressed. On the exterior, standard "curb appeal" from Lennar provides customizable architectural features and elevations, 6-panel insulated front entry doors, professionally landscaped yards with St. Augustine Floratam sod, HardiePlank lap siding, a screened and covered lanai, rain gutters around the entire roof, and a pavered walkway, driveway, and entryway. The interior of the homes have ceramic "wood inspired" tiles, a waterproof, non-warping, and very long-lasting surface. It looks fantastic, and as a father of 2 young kids, I know this surface would be just what the doctor ordered to keep my floors looking good no matter what they could do to it! There is carpeting in the bedrooms, with 6 lb. rebond padding to make it a comfortable walking surface. All windows have 2" faux wood blinds, and are coated with UV blocking coating to assist the homeowner with cooling costs during the hot Florida summer months. Each home comes standard with the Nexia Home Intelligence System, including keyless entry, remote monitoring ability of the thermostat and home entries; all accessible from your computer/laptop, smart phone, or tablet. All kitchen appliances are Frigidaire stainless steel; the microwave a space saver that sits above your range/oven, a 26 cu. foot side-by-side refrigerator with ice and filtered water on the door, and an Energy-Star dishwasher. The kitchen and bathrooms have quartz countertops with quality Moen faucets. I could go on and on about the amenities, but, just to let you know, all of Lennar's "Everything's Included" features are included at at no extra cost to you for a total value of over $54,000! Wow! As a military man, I like to have an easy and short drive to the local base for work or for going shopping at the base Exchange or Commissary. This neighborhood provides an easy trek of 12 miles one-way. On a normal morning, you are looking at a twenty minute commute into base. With pricing ranging from the $240s-280s, this neighborhood is very reasonably priced! If this insight has you interested in buying, let me know and we will get you set up!
