Tucson has some of the best weather all year long. Even in the few hot summer months, Mount Lemon is a short drive to a majestic mountain, that is on average 30 degrees cooler, with soring views and a beautiful small town with the best cookies and pies around. Tucson also has the best Downtowns I have ever experienced. Tucson's 4th avenues eclectic shopping and culture paired with the historic Congress streets hopping restaurants and night life. Two completely different atmospheres all within a short walking distance is my favorite part of being Downtown. What I love most about Tucson is that it is a big town with a small town feel. The locals absolutely love and support this collage town. The community supports local and everyone is friendly. less

We bought our first home 3 years ago January. I had been renting for over 20 years. We had to jump through many hoops and purposely prepare for this big move we were attempting to make. This only happened because one of my clients who is also one of my wife's clients that I was designing custom hand railing for insisted that we buy her home she was selling that was next door. She wanted to choose her neighbor if she could. This house was way out of our price range, but it did spur the reality that maybe we could own a home. Next thing we know we are working with a mortgage lender and they are coaching us on how to get our credit to a healthy place. We were making some seemingly intimidating moves, but because we had that support it wasn't as bad as we imagined going in. Several months flew by and then POOF we received our pre-approval; we were officially house hunting! We looked at a decent number of homes, but they tell you you'll know when you find the one. That's hard to imagine until you do find the one; when we found ours there was no question! I also love seeing that spark with new buyers, it's very exciting to see. So, 3 years later inspired by the home buying process and now a real estate agent myself, I am really absorbing the importance of this kind of investment and when I look back at all the years I rented when I could have been investing. I am always searching for new ways to speak to people about home ownership. I understand that the concept to new buyers is intimidating and they see this ownership as a debt, but I want to be able to explain that it is potential - not debt. We all have to pay for the convenience of having a roof over our heads. If you are renting, you pay a deposit and first months rent and it's rare you see much of that deposit back. Whatever amount it is you are paying for rent, it is more that the owner of the property owes per month. The owner is likely renting it for an amount that is a % more that covers their management fees, plus enough over that to cover maintenance, and then an amount that shows profit. In many cases, the "renter" could occupy a similar quality home with a mortgage that is less all the overhead tagged on by the owner that is renting this same type of property, and theoretically said renter could be setting that offset amount aside for repairs etc. The difference is, in the end, when you're ready to leave as a renter, you leave with nothing. As an owner, granted that you've been a good owner, you have potential to receive more than you've invested - or at least get back what you put in. There is nothing any of us can do about the interest or taxes, but no matter what you are paying these. There is also nothing wrong with renting, it is a very necessary and will always be an in-demand service. There are many moving parts in this industry, and I have found that there are many talented and caring professionals that go above and beyond to make these important transactions take place. When you are working with a family to buy their first home and the obstacles present themselves, this is where you really can appreciate the professionalism that is all over in this industry! Your team jumps to attention, and it can be a beautiful display of problem solving that even though it can be stressful, it a wonderful thing to be a part of, especially when your client never noticed anything amiss.
