I know that you may ask:" That sounds too good to be true, so what's the downside?" Well, there are a few issues: 1. Financing may be difficult as an appraiser will have trouble finding comps (i.e. big down payment). 2. There is no central air (on the other hand, the boiler is relatively new). 3. The current zoning only allows 1-4 family use. We've not investigated rezoning, choosing instead to offer this amazing, discounted price of $37.25 Per Square Foot. 4. Being owned by a Roman Catholic Parish, the acceptance time will be a little longer than an ordinary sale, but we've already cleared it with the Archdiocese of Cincinnati. 5. There will be a few deed restrictions (e.g. no abortions performed...ever).
