A fine fixer upper on Hartwell Lake. The living room and kitchen areas are open with vaulted ceilings with exposed wood beams and a quality wood stove for real rustic charm. Granite countertops with a few flaws adorn the kitchen cabinets that are beautiful but repurposed. Authentic wood flooring throughout. The current layout has one bedroom and one large full bath. If you have an eye for design you may restructure the interior walls for an improved floor plan. Its a quirky place that could be great if you have the time and the talent. A lot of DIY went into The Shack as it has been lovingly called over the years. Situated on a quickly evolving lake front street with a wide range of property values. It's a fun neighborhood where you may catch a golf cart parade for Mardi Gras or a family sponsored fireworks show on the 4th of July. There are no covenants and restrictions here so no hoa fees. Let's talk about the reason you clicked to begin with- Lake Hartwell. This home sits on a gorgeous lake lot with a 10 x 20 platform dock in place. Due to Corps of Engineer rules the boat dock can be no larger than it currently is. NO- never... not even if you bake cookies for the ranger.. But platform docks abound all over Lake Hartwell. Just park your boat beside the dock instead of in a slip and enjoy swimming and fishing or relax on the dock with a good book. I've found that lake life is an incredibly happy life and I think you will, too. As you sit on the dock facing the huge wide cove (perfect for tubing and paddle boarding) look to your right and you will see Old Dobbins Bridge Road; you don't need to go under that bridge. You can if you choose depending on your boat, but you don't need to. Hop in your boat or on your jet ski and take a left and follow the cove out to buoy T14 and into the big water part of Lake Hartwell on the Tugaloo River. After swimming all day if you would like to grab dinner by boat you are within about a 30 minute boat ride to either Portman Marina or Harbor Light Marina. (Now the drive time depends on what kind of boat you have, how big your motor is and who is driving.) If you love a great view keep in mind that this property hasn't been underbrushed in a while so you can get your permit with the COE and improve the view significantly. This sale is cash only. No offers with a financing contingency will be considered and proof of funds will be required with an offer. The Shack has no stove and no heat other than a wood stove. There's some visible deterioration of the wood siding. The seller and listing agent recommends you have your inspections and decide if this is your perfect spot. The property is sold as is and the price is a reflection of the condition. Seller will complete no repairs and its going to need some. But in the right hands, this could be the place where you are wishing you were fishing while you are sitting in the office during the week.
